Rental Policy

Renter understands that violation of any terms of this policy by either the renter or the renter's guests during the rental period may result in the immediate eviction of renter and guests with no refund.

Renter is at least 18 years of age and agrees to be responsible for the actions of all occupants or visitors during the stated rental period. Renter is responsible for any and all damage or maintenance to building, grounds, and/or other guests.

Check-in time is after 2 pm CST and check-out is before 10 am CST. No early check-in or late check-out.

Reservation rates are for up to six (6) total guests (visiting or staying/day or night). An additional charge of $35.00 per person per night for guests in addition to six (6) will be assessed, up to a maximum of eight (8) total guests.

Due to weekends, defined as Friday AND Saturday, being "prime-time" for resort scheduling, the rate for reservations of one weekend night only (i.e., Friday only or Saturday only) will be at the full weekend rate for both Friday and Saturday. If you choose to book a unit for only one weekend night and we are able to book the unit for the non-used weekend night, we will reimburse you for half the weekend rate within 10 business days of your check-out date.

Little Paradise Resort is a Non-Smoking establishment. There is a $250 fine for smoking in any suite. Smoking is permitted in designated areas on the grounds - please contact staff if smoking receptacles are requested.

A $250.00 security deposit is required. The security deposit will be used to recover any damages to the property; including but not limited to furnishings, flooring, walls, windows, bedding (including pillows) and household items during the rental period. Any damages or cleaning costs above and beyond those of typical services provided will be deducted from this deposit. The security deposit will be refunded within 30 days after checkout if no damages or excessive cleaning charges have been incurred.

Any guests that are being disrespectful to Little Paradise Resort or its guests will receive one (1) verbal warning, one (1) written warning, and then be evicted and forfeit their security deposit.

Pets are not permitted in any rental unit under any conditions. Guests with a pet will result in a full forfeit of their security deposit.

Certain areas within the property are reserved for the owner. Our staff has authority to enter and protect the property upon violation of this agreement and prohibit access to property when necessary to protect the safety of other guests and grounds.

Every effort must be made by guests to protect the property including, but not limited to:

Unit inspections are completed prior to check-in and immediately following check-out. Upon check-in, you will be provided with a detailed list of items, quantity of each, and charge for each lost or misplaced.

Place all debris, rubbish and discards are placed in trash receptacles. Clean soiled dishes prior to vacating unit. For further information regarding trash disposal or cleaning items, contact the staff immediately.

Any charges placed to the unit during the stay must be paid in full prior to departure.

Keys are to be returned to the resort staff. If special arrangements need to be made for key return, contact resort staff immediately. If you are locked out of your resort rental during normal business hours contact staff for an additional key. After business hours, call staff and leave a message. If staff must bring the key to you, a $25 charge is due at the time of the service.

Rates include a one-time linen-towel setup. Amenity fees are included in the rental rate.

Linens and bath towels are included in the unit - daily maid service is not included in the rental rate. Daily services can be provided for an additional fee. Towels and linens are not to leave the unit. Beach towels are recommended - renter must supply his/her own.

Any reservation obtained under false pretense will be subject to forfeiture of advance payment, deposit and/or rental money, and the party will not be permitted to check-in.

Parking is limited to two (2) vehicles. Vehicles are to be parked in designated parking areas only. Parking on the road is not permitted. Any illegally parked cars are subject to towing; applicable fines/towing fees are the sole responsibility of the vehicle owner. In addition, there will be no driving of vehicles off of driveway or parking lot for any reason. Any violation will result in forfeiture of the security deposit.

Any exceptions to the above mentioned policies must be approved in writing in advance.

There will be no refunds or prorations due to appliance or air conditioner failures. After notification, failures will be repaired as quickly as possible.

Use of amenities offered at resort rentals such as lake, boats, Jacuzzi/whirlpool tubs, or any other type amenity or appliance is used at guest's own risk. We cannot guarantee that they will be operational during your stay. Lifeguards are not provided. We will, however, make every attempt to make repairs but discounts or refunds will not be given should they not work during your stay.

Rentals purchased through third parties are not the responsibility of Little Paradise Resort. No refunds, guarantees, or endorsements are given by Little Paradise Resort for the availability or operation of any purchased services outside of those provided with our rental units.

Renter agrees to indemnify and hold harmless owner, manager or their employees from any claim or demand arising from any use of the property. Little Paradise Resort, its owners, or representative of its owners are not responsible for any accidents, injuries or illness that might occur while on the premises or its facilities. The previously mentioned are not responsible for the loss of personal belongings or valuables of the guest. By accepting this reservation, it is agreed that all guests are expressly assuming the risk of any harm arising from their use of the premises or others whom they invite to use the premise.

We accept VISA, MasterCard, Discover, and American Express. Please be certain of rental unit desired and dates when placing reservation as payment is only valid for unit and dates chosen.

CANCELLATIONS

A minimum of thirty (30) days notice is required for cancellation. If you must cancel your reservation and you do so with at least thirty (30) days notice, a $100 service charge will be deducted from your deposit and the rest of your payment will be refunded back to your credit card within 10 business days.

If you cancel at least thirty (30) days before your arrival date and we are able to fill the vacancy, the $100 service charge will be applied to another reservation with us. We will honor your credit for up to one year. If we are unable to fill the vacancy, there will be no credit given.

Cancellation with less than thirty (30) days notice or early departure does not warrant any refund of rent or deposit.

In the event of winter cancellations due to lack of snow (trails must be closed), we will credit your entire payment and deposit towards a future reservation up to one year later.

In the unlikely event that you are not satisfied with the accomodations at Little Paradise Resort, you may check-out early and we will issue a prorated refund for any full days not used. You must first give the Little Paradise Resort staff an opportunity to remedy the situation before leaving early.

If the provisions are not met and the damages exceed the $250.00 value of the deposit, Little Paradise Resort has full authority to charge credit card on file, not to exceed, the face value of all damages incurred.
